1. CONCEPT
The concept stage is the creative foundation of the entire project. During this phase, we shape the architectural vision of the future building, analyze the site, and search for the most suitable architectural solution based on the local context, regulations, and the client’s needs.

2. DESIGN PROPOSALS AND BUILDING PERMIT
We prepare design proposals and manage the entire building permit process—from documentation preparation to coordination with the responsible authorities. We ensure a smooth administrative procedure so that the project complies with all legal and territorial planning requirements.
Scope of Services Includes: ○ Concept And ○ General project documentation and explanatory report ○ Site and urban planning – building layout, access solutions, engineering networks, and parking ○ Site plan solutions – situation plan, vertical planning, landscaping, greenery, and fire safety solutions ○ Architectural solutions – floor plans, sections, façades, and roof plan ○ Coordination of required approvals, connection conditions, and special requirements ○ Overall project coordination and obtaining the building permit
3. DETAILED TECHNICAL DESIGN (TDP)
The Technical Design Project (TDP) is a comprehensive set of documents used for construction execution and cost estimation. At this stage, architectural, structural, and engineering solutions are fully integrated. We also provide architectural supervision to ensure that construction works are carried out strictly in accordance with the project.
Scope of Services Includes: ○ Concept ○ Design Proposals ○ Building Permit And ○ BD (General Part) – project documentation structure, building parameters, explanatory report, general technical specification, lists of approvals and coordination documents ○ SP (Site Plan Part) – situation plan, building layout, vertical planning, landscaping solutions, consolidated engineering networks plan, bills of quantities ○ SA (Architectural Part) – floor plans, roof plan, sections, façades, architectural details, material specifications, bills of quantities
4. COMPLETE ARCHITECTURAL PROJECT WITH ARCHITECTURAL SUPERVISION
It is a comprehensive architectural service from initial idea to building completion. We ensure not only a high-quality design but also its precise implementation during construction.
We regularly visit the site, consult with contractors, and promptly resolve technical issues to ensure that the final result aligns with the original architectural vision and project solutions.
